Why your own site, not only Booking.com
Most small places in Bulgaria rely on a platform and a Facebook page. Both work, and both take something from you. Here is what your own site changes.
The commission stops
The standard commission on Booking.com starts at 15% and grows with the programme you're on. On 10,000 € of bookings through the platform that is at least 1,500 €, every year. A guest who books directly with you carries no such commission, and the site pays for itself out of a handful of those bookings.
The price is yours
Since 2 December 2024 Booking.com is no longer allowed to forbid a lower price on your own site. Price-parity clauses fell away across the whole European Union, and the platform cannot demote you in the rankings or raise your commission because you are cheaper on your own site. We're not telling you to drop the platforms. Every booking you take back from them is a clean difference.
What's free is visible
The most common question you get is "is it free from Friday to Sunday". The calendar on the site answers for you, at any hour. You mark it once and everyone can see it.
The enquiry reaches you
Facebook messages get lost in the requests folder, and calls catch you in the middle of breakfast. The form on the site collects dates, number of people and a phone number in one place and comes to you immediately. You answer when it suits you, but nothing disappears.
The place is yours
A Facebook page and a platform profile are not your property. The rules, the rankings and the fees change without asking you. The domain and the site stay yours, and people who once came directly come back directly.
Who it is for and what is included
The site exists to bring bookings, not to look busy. The free dates are the most important thing on the page, and everything else leads to the enquiry form.

How much a guesthouse website costs
The prices are here, not after an enquiry. Every site is designed for the particular property, not assembled from a template, so the price depends on what you offer: a whole house, rooms let separately, or a complex with several services.

What the service package includes
This is not a hosting fee. Hosting is the smallest part of it. The package means someone looks after your site all year, instead of you hunting for who to ask when a price needs changing in May.
39 €/month for a guesthouse
55 €/month for a hotel and a complex. Paid quarterly: 117 € or 165 €, at the start of the period. The package is part of the offer, not optional: hosting, domain and upkeep are in it. First year for a guesthouse is 718 € (250 € + 12 × 39 €), then 468 € a year.
- Unlimited changes. Prices, photos, free dates, new offers, new text. You write to us and we do it, with no counting hours.
- Hosting, domain and certificate. Fast hosting, timely domain renewal and an automatically updating security certificate.
- Seasonal updates. Before every season we go through the site: prices, new photos, things you no longer offer.
- Google profile and maps. Opening hours, photos, phone, replies to reviews.
- Monthly report. One email at the start of every month: new reviews, how many people found you in Google, how many enquiries the site took.
- Reviews after every stay. Two days after the guest leaves, a ready message with the review link arrives for you and goes out from your own phone.
- Monitoring and backups. We watch whether the site is up and keep regular backups.
- Direct contact with the person who built your site. No support tickets.

We build a demo of your property, with your name and your photos, and send you a link. You open it on your phone and see how it would look, before paying anything.

If you like it, we sort out the text and photos together, register the domain in your name and the site goes live. The demo takes a few days; live is about a week after approval.

The service package takes care of everything else. You deal with customers, not with the site.

Do I pay anything to see how it will look?
No. We build a demo of your property, with your photos and your name, and send it to you as a link. You open it, look through it, show it to whoever you like. You pay only if you decide to put it live.
How long until the site is ready?
The demo is ready in a few days. Once you approve it, the site goes live within about a week. If you want a domain ending in .bg, registration takes up to a week longer and that part is not up to us.
How do I take direct bookings without Booking.com commission?
With your own site where the guest sees your free dates and sends an enquiry with dates, guest count and phone number. You mark booked dates in a calendar you already use and the site shows them by itself. For hotels and complexes there is an add-on for real online bookings with a card deposit and a two-way link with Booking.com, so dates never overlap.
I have a Facebook page. Isn't that enough?
Facebook shows your latest post, not your free dates and your prices. Someone looking for somewhere to stay in August opens Google, not Facebook. On top of that the page isn't your property, it's the platform's. We're not telling you to drop it, only that it shouldn't be the only place people find you.
I only work in season. Can I pay only then?
The service package is paid quarterly and covers the whole year. That is deliberate, because the site works hardest out of season: people plan the summer in February and March, and the winter in September. If the site sleeps through those months, your season starts empty.
If I stop the service package, do I lose the site?
The service package is part of the offer, not optional, because hosting and upkeep are in it. The domain is registered in your name and your company's name and stays yours in every case. If you decide to stop, we transfer it to you or to whoever you name and agree together how the site stays live. We don't hold your address hostage.
Do you use a ready-made template?
No. Every site is designed for the particular property: the colours come from the place itself, the layout depends on what you offer, and the text is written for you. Two guesthouses never get the same site with the photos swapped. That is exactly what you will see in the demo.
Can I change prices and photos myself?
Yes. Every site comes with its own admin panel where you change prices, photos, texts and free dates yourself, without calling us.
